*What leasing agreements reveal about the state of brick-and-mortar retail*
Brixmor Property Group owns and operates retail centers that include TJ Maxx, Kohl's, and Burlington. Jim Taylor, the CEO of Brixmor, sat down with TheStreet's J.D. Durkin to delve into how these retailers are faring amid the crucial holiday shopping season.Full Video Transcript Below: J.D. DURKIN: Brixmor has property that is home to a lot of big name retailers. We're talking TJ Maxx, Burlington, Kohl's, just to name a few. Jim, how are these retailers best preparing for the heart of the holiday shopping season? What are you seeing? JIM TAYLOR: Well, we're seeing great traffic into our centers and the retailers like those that you mentioned and many others, I think are very pleased with the strength of the consumer and importantly, how the store serves the consumer. You know, we're a retail landlord with about 360 properties across the us tenanted by great retailers like TJ, like Publix, like Kroger, Burlington and many others. And, you know, the retailers themselves are finding that the stores are a great way to connect with and serve the consumer. So as they go into the holiday season, I think they're seeing great traffic. Obviously, Black Friday was strong, but we're seeing overall strength in traffic even past Black Friday. J.D. DURKIN: How are you seeing the companies position themselves maybe a little bit different for this year's holiday season than maybe what we've seen in the past, I wonder? JIM TAYLOR: Well, I think they've gotten a handle on the inventory. Right and you've seen many retailers come out and drive profitability from an inventory perspective by reducing what they have in the store. I think they're improving the overall mix and offering to the consumer and really giving the consumer multiple reasons to come into the store. And again, I think that that's been part of the success that's driving these retailers. Now, one thing to appreciate is that these retailers also look out and see potential weakness in the consumer. And so they're positioning for that to remain competitive, to remain a compelling value proposition, as many of our retailers are. And again, to give the consumer a reason to come into the store. We're a retail landlord, as I like to say. We're not directly in the retail business. We we lease properties that retailers want to be at. And I think that's important to appreciate. And the retailers themselves understand that as well as it relates to our business because they're committing to stores well into 25 and beyond. So whatever retail or consumer softness we may see over the coming periods, I think the retailers are well positioned for it. Their balance sheets are stronger. They've come through the pandemic better. So I think we're well positioned for whatever lies ahead.

*Adam Silver hints at NBA's partnership with another major broadcaster outside of ESPN, TNT*
The media world is awaiting what the National Basketball Association does with its next media rights deal, and Adam Silver gave a little hint about what the league could do. During the press conference before the Finals of the NBA's inaugural In-Season Tournament, Silver answered a few questions about the league's next media rights deal, expressing interest in remaining partners with its two current partners, Disney (DIS) - Get Free Report and Warner Bros. Discovery's (WBD) - Get Free Report. "I would say we have great relationships with our current partners with Disney and Warner Bros. Discovery," Silver said. "It is my hope that they will be part of the future of this league." Silver acknowledged that the Disney, which broadcasts NBA games on ABC and ESPN, and Warner Bros., which broadcasts games on TNT, are already in talks with the NBA despite the two sides having an exclusive negotiating period with the NBA in March and April. The NBA has been partnered with TNT owner Warner Bros. Discovery and predecessor Turner since the 1980s, while Disney joined in starting the 2002-03 NBA season. Disney CEO Bob Iger has a long standing relationship with Silver, and was in attendance at the In-Season Tournament in Las Vegas.Related: Experts weigh in on the NBA’s next media deal and whether ESPN can fend off Amazon and Apple Silver also recognized that both Disney and Warner Bros. are in the process of transitioning to streaming, and that was when he hinted that there could be other suitors for the NBA's rights. "I should just say that they both those companies are in the process of morphing from more traditional broadcasters to streaming entities too, so positive conversations with them, but I know there's interest from other media companies as well," Silver said. A CNBC report has suggested that the NBA could be looking for up to three suitors for its media rights deal, which leaves the door open for a company that already has some experience in the streaming space such as Amazon (AMZN) - Get Free Report or Apple (AAPL) - Get Free Report. Apple has made a splash with Apple TV+ and its partnership with Major League Soccer that has seen early success since the arrival of Lionel Messi in July. Amazon has made moves nationally by broadcasting the NFL's "Thursday Night Football," but has also already made headway internationally by broadcasting the likes of the UEFA Champions League in Germany and Italy or cricket in Australia.Related: NBA player contracts are skyrocketing — here's how high they can go In response to a question about the Diamond Sports bankruptcy, Silver noted that the broadcasting rights negotiations go far beyond national and regional rights. "My view is for our national negotiations, we think those rights are incredibly valuable," Silver said. "Those local rights, there may be an opportunity to integrate those rights into a new national or for that matter, international package." Netflix has not been reported to be in the mix for NBA rights, but the powerful streamer has slowly been pushing live sports in a more exhibition-style capacity. It started with the "Netflix Cup" last month that integrated athletes from Formula 1 and the PGA Tour in a celebrity golf cup that highlighted two of the streamer's popular sports documentaries, "Formula 1: Drive to Survive" and "Full Swing." The company announced on Dec. 11 that it would have another live sports event, "The Netflix Slam," which will be an exhibition tennis match between top Spanish stars Rafael Nadal and Carlos Alcaraz. The event is scheduled for March 3, 2024. Get exclusive access to portfolio managers’ stock picks and proven investing strategies with Real Money Pro. Get started now.

Eli Lilly slumps after disappointing Zepbound weight-loss-drug trial
Eli Lilly (LLY) - Get Free Report shares slumped Monday after it posted data from a trial of its Zepbound obesity treatment showing patients gained substantial weight when they stopped taking the new drug. Eli Lilly said patients given regular injections of of trizepatide, which the drugmaker brands as Zepbound, benefited from an average weight loss of around 20.9% from a starting average of around 236.6 pounds over the course of the 36-week study. However, once the treatment ended and patients were switched to a placebo, they saw an average weight regain of around 14.8% over the following year. Those who continued with the drug lost another 5.5% in weight, according to data from the Surmount-4 study published in the Journal of the American Medical Association. "Patients, providers and the public do not always understand obesity is a chronic disease that often requires ongoing treatment, which can mean that treatment is stopped once weight goals are met," said Eli Lilly's senior vice president for product development, Jeff Emmick. "However, studies like Surmount-4 show that continued therapy can help people living with obesity maintain their weight loss." Lilly Q3 was stronger than expected Eli Lilly shares were marked 3.9% lower at last check following publication of the trial results to change hands at $574.73. The move still leaves the stock up nearly 30% over the past six months. Last month Lilly posted better-than-expected third-quarter earnings thanks to the ongoing surge in sales for Mounjaro, its anti-obesity drug targeted for type-2 diabetes sufferers. That strength offset a slump in revenue for its legacy diabetes treatment Trulicity. Trulicity saw sales fell 10% from a year earlier to $1.67 billion while Taltz, its drug that fights severe plaque psoriasis, saw sales rise 9% to $744.2 million. Mounjaro and Zepbound, which Eli Lilly hopes can challenge the early market dominance of Novo Nordisk's Ozempic, produced sales of $1.41 billion. Looking into the current financial year, Eli Lilly said non-GAAP earnings would likely slow to between to between $6.50 and $6.70 per share. That's down from its prior forecast of $9.70 to $9.90 per share, thanks in part to a surge in in-process research and development costs.Action Alerts PLUS offers expert portfolio guidance to help you make informed investing decisions. Why political ads are helping keep X afloat
It's not secret that Elon Musk has been bleeding advertisers at X, formerly known as Twitter, since his purchase of the platform in late 2022. Since he brought a sink into Twitter headquarter to let the world know that he was in charge of place after paying an estimated $44 billion for the social media company, Musk has made wholesale changes from everything to the company's name to the way it policies and regulates content on the platform. Related: Macy's stock soars Monday - What we know about a reported takeover offer A bevy of advertisers like Disney (DIS) - Get Free Report, Apple (AAPL) - Get Free Report and IBM (IBM) - Get Free Report have paused their advertising on the site following a report from Media Matters showing that advertisements were being shown next to popular neo-nazi accounts on the platform. The message was clear: no one wants their advertisements next to proto-nazis tweeting nonsense from their mother's basements. Elon Musk also had a clear message for the advertisers that left (and that he still needs to make Twitter work): "go fuck yourself." Despite the bluster from that interview, Musk also tipped his hand about the future of the platform, declaring during that same interview that "this advertising boycott is going to kill the company." But, at least for the time being, Musk and X are getting a bit of a reprieve from an unexpected source: Democrat political candidates. 2024 is a major election year, and politicians have money to spend on advertising. And despite their disparate political ideologies, Democrats are throwing a lot of money Musk's way these days. Democrats have spent over a million dollars to run thousands of political ads on X, according to an analysis of the company's ad disclosure data by the Washington Post. Reps. Dan Goldman (D-NY) and Adam Schiff (D-CA) and 24 of their colleagues signed a letter in November saying that X is guilty of the "promotion of misinformation and hateful, violent, and terroristic propaganda videos, which shockingly have been used by the company for profit." While that message certainly resonates with voters on the left who have seen Musk go further to the right side of the political spectrum in recent years — though he has said that the left wing of the Democratic party has moved further left while he has stayed the same — in reality, Schiff, Goldman and more than 50 other Democratic political candidates are keeping X alive with their political ads. Schiff in particular spent over $90,000 on X advertisements the month before publishing the letter. The Post report points out that Republicans are also heavy advertisers on X, but at least there is ideological consistency there. Musk and X opened former Fox News host Tucker Carlson with open arms after he was unceremoniously fired from his top-rated TV news program.
